Run the show for a growing Teesside portfolio

Capital One Property Management looks after buy-to-lets, serviced accommodation and HMO rooms across Teesside and the surrounding areas — our own properties and properties we manage for private landlords. We're members of a government-approved redress scheme, we're buying more, and we're hiring one hands-on Property Manager to run the day-to-day management of the whole portfolio.

A portfolio you can actually know

If you're running 150 units for a branch, this is the opposite. You manage the whole cycle for every property and know every tenant, house and contractor by name.

Real autonomy, direct to the directors

You make the day-to-day decisions inside clear procedures and authority limits. Directors keep acquisitions, major spend, formal legal action and template changes — everything else is yours to run.

Buy-to-lets, serviced accommodation and HMO rooms across a wide patch — genuine variety built into the week, not the same task on repeat.

What you'll own

The whole cycle, end to end

  • Tenants. The day-to-day contact for every tenant — maintenance, access, rent questions, complaints, neighbour issues, inspections and move-outs. Directors are pulled in only when a decision or escalation is genuinely needed.
  • Maintenance, report to resolution. Triage the fault, decide urgency, get quotes, arrange access, chase attendance, check the work, update the tenant and close the job. Repairs are agreed with a director before instructing, and you build spending authority as we work together. Emergencies are called in straight away.
  • Rent. Check payments weekly, spot missed rent early, contact tenants promptly, follow up on promises, log arrears and escalate serious cases. Formal recovery stays with the directors.
  • Re-lets & bookings. From the day notice lands — listings on SpareRoom, OpenRent and Rightmove, enquiries, viewings, referencing and right-to-rent checks, tenancy agreements from an approved template, deposit protection and move-in. Serviced-accommodation bookings and changeovers too. Empty days are the number you manage.
  • Compliance calendar. Gas, electrical, fire alarm and emergency lighting, extinguishers, signage, HMO licence conditions and renewal dates — chased before they expire, evidence filed after works, nothing expired ever a surprise.
  • Inspections. Quarterly, with a short written report, photos where useful, and follow-up actions tracked to closure.
  • Landlord clients. Keep our private landlords updated on their properties and represent the company well.
Everything's done in our software, not on paper — COHO, Inventory Base, SignWell, SpareRoom, OpenRent and Xero. Experience with property software matters; experience with these exact systems doesn't — we'll train you on ours.
What we need from you

Is this you?

  • Experience managing residential lettings, ideally including HMOs (HMO experience helpful, not essential)
  • Confident preparing tenancy agreements accurately from approved templates, with a solid grasp of deposit-protection rules and what happens if you get them wrong
  • A good working understanding of current lettings law — and the judgement to know when director or professional input is needed
  • Organised enough that nothing needs chasing twice; you prioritise urgent over routine without being told
  • Clear in writing and calm in difficult conversations with tenants and contractors
  • Based on Teesside or nearby, with a full driving licence and your own vehicle — the patch covers a wide area
  • You enjoy working independently and taking responsibility for outcomes
What you get

The package

£14 per hour, PAYE. 22.5 hours a week guaranteed (£16,380/year), extra hours paid at the same rate, and travel time between properties during your working day is paid time.

  • Three set working days each week, chosen by us and confirmed before you start, with reasonable flexibility around viewings and move-ins. Home-based, with regular travel across Teesside and the surrounding areas.
  • Monthly re-let bonus — paid every month the portfolio's empty days stay under target (amount and target agreed at offer stage).
  • Annual compliance bonus — for a year with nothing expired and no avoidable breaches (amount agreed at offer stage).
  • Genuine out-of-hours callouts paid at an agreed rate. Routine messages wait until working hours — you're not on call 24/7.
  • 28 days holiday including bank holidays (pro rata), workplace pension, and mileage at HMRC rates.
  • Company phone and laptop, so you never use your own number or kit.
  • Progression that's real — hours increase as the portfolio grows, full-time when the room count supports it, and a path from Property Manager to Senior Property Manager or Operations Manager. Pay is reviewed at the end of probation and again as the portfolio grows.

  • Reports to — the two directors, Joshua Graham & Jack Haswell.
  • Cover — a director covers your holidays and absence.
  • Probation — three months, judged on reliability, system use, tenant communication, compliance accuracy and follow-through.
  • Start — as soon as possible.
  • References — two, taken before you start.
